Hua Yang remains positive despite 3Q net profit fall

KUALA LUMPUR: Affordable housing developer Hua Yang Bhd remains positive on its outlook amid a challenging landscape even after its net profit for the third quarter ended Dec 31, 2019 (3QFY20) saw a steep fall.

In a bourse filing on Wednesday, Hua Yang said its 3Q net profit declined 73.5% to RM1.53 million from RM5.77 million a year earlier. This was despite revenue rising 6% to RM72.53 million from RM68.42 million. The group said the lower net profit was due to higher selling and marketing expenses incurred and higher share of losses of associate as compared to share of profit in the previous year’s corresponding quarter.

Earnings per share sank to 0.43 sen from 1.64 sen previously. For the nine months ended Dec 31, 2019, Hua Yang’s net profit fell 28.3% year-on-year to RM6.22 million from RM8.68 million despite posting a higher revenue of RM222.69 million versus RM199.51 million. In a separate statement, Hua Yang chief financial officer Joe Tan said the local property market is still consolidating.

However, he said there are indications the market is responding well to the measures introduced by the government in 2019, such as the National Housing Policy and adjustments to the real property gains tax. “We believe these initiatives, which are focused on first-time homebuyers who are our primary target audience, will leave a positive impact on affordable housing projects in Malaysia,” Tan said.

Affordability, he said, remains the key focus in home ownership and consequently, there is rising demand for affordably priced homes of high quality in strategic locations nationwide. “Over the next few months, we will be introducing new projects within our key regions that are not only affordable but also in prime locations, with the right amenities and comfort, all well suited for our target market of young families and first-time home buyers,” he added.

For 3QFY20, Hua Yang’s projects in the Klang Valley were the largest contributors to revenue, at 33%, followed by Penang at 32%, Johor (23%), Ipoh (11%) and Negeri Sembilan (1%), Tan said. Hua Yang now has a total undeveloped land bank of 451 acres (182.51ha) with a potential gross development value of RM5.2 billion, to be developed over a period of five to seven years.

Hua Yang shares closed half a sen or 1.37% higher at 37 sen yesterday, valuing the company at RM130.24 million. The stock is little changed from 12 months ago.
