UEM Sunrise to launch Phase 1E of Serene Heights

UEM Sunrise Bhd plans to launch Phase 1E of Serene Heights in Semenyih, Selangor, next month.The last launch in the 450-acre township, Frischiad, was in June. It is currently 80% taken up.

“We have received a lot of enquiries from upgraders who are currently residing in the vicinity or work nearby such as in Putrajaya, Kajang, Puchong and Bangi. We plan to address this target group with our launches this year, which will include more spacious homes such as super link terraces, cluster homes and semidees,” says UEM Sunrise chief operations officer (central) Liong Kok Kit in an email.

“The main target market for Serene Heights is owner-occupiers and first-time buyers. The first-time buyers are likely to be newlyweds and young families,” he adds.

Phase 1E will have a gross development value (GDV) of RM43.4 million. Due for completion in April 2022, it will comprise 72 units of two-storey terraced homes with built-ups starting from 1,800 sq ft. Prices will start at RM645,800 (RM358 psf).

“The developments boast pristine landscaping, rustic creeks and undulating terrain. Each phase we launch comes with a different concept and design such as modern contemporary or tropical resort styles. The units will be spacious and will have well-designed layouts,” says Liong.

Serene Heights was first launched in 2015 and has a total GDV of about RM3.6 billion. 

Situated in the southern corridor of the Klang Valley, it comprises double-storey terraced homes, cluster homes, semi-detached villas, bungalows, shoplots, serviced residences and condominiums to be built in stages over the next 10 years.

The township has recreational parks such as a wellness garden, a leisure garden and themed play zones. Its Creekside Parkland houses a winding 1.3km-long waterway, a 3.5km cycling track, a jogging track and lush landscaped areas.

Facilities in Serene Heights include a football field, multipurpose hall, mosque and children’s playground. The township is close to established schools such as Greenview Islamic School, Sekolah Rendah Sri Al-Amin, Tenby International School and other public primary and secondary schools, as well as universities such as German-Malaysian Institute, Universiti Kebangsaan Malaysia, Nottingham University and Universiti Tenaga Nasional (Uniten).

Nearby shopping malls include Bangi Gateway, Bangi Sentral, IOI City Mall and Tesco Semenyih while hospitals close by include KPJ Kajang Specialist Hospital, Hospital Kajang, Hospital Serdang and Hospital Pusrawi.

“Serene Heights is an excellent investment option as it has potential for capital appreciation due to its location and easy accessibility from major highways such as PLUS Highway, Lekas Highway and SILK Highway,” Liong says.

“It also has excellent connectivity to mature neighbouring townships through a residents-only access that leads to the nearby UKM KTM station,” he adds.
