Eupe to turn units in Parc 3 into fully furnished homes

Eupe Corp Bhd plans to turn the remaining 55 unsold serviced apartments in Parc3 into fully furnished units. The units, which were launched partially furnished with kitchen cabinets, hob and hood and air-conditioners, will now come with electrical appliances, lighting, furniture, wardrobes, shoe cabinets and curtains to make them move-in ready.

The 1+1, 2- and 4-bedroom units have built-ups of 686 to 1,617 sq ft and are priced from RM515,000.

“With demand for fully furnished apartments increasing in recent years, we have partnered an interior design firm to enhance the remaining units of Parc3. This is part of Eupe’s shared value commitment to offer buyers more for less, as they will be able to move into their units without incurring cost and [spending] time on renovation and purchasing furniture. Investors will be able to lease out their units immediately and easily,” group head of marketing and design Datin Michelle Gan tells City & Country in an email.

The 2.67-acre leasehold Parc3 in Jalan Pudu Ulu, Cheras, was launched in October 2017 and is 93% taken up. Due for completion by 4Q2021, the 46-storey tower will comprise 793 serviced apartments and has a total gross development value of RM492.3 million.

“Parc3’s design is based on the concept of natural living. There will be three internal parks within the development, hence the name, Parc3. The units are designed to meet every lifestyle need [of buyers], who range from singletons and couples to small and large families. They aspire to enjoy natural luxury at affordable prices in a highly sought-after neighbourhood with great accessibility and convenient transportation links,” says Gan.

In the light of the Covid-19 pandemic, she says, the group has modified the design of the project to provide residents with more security and convenience. “For Parc3, we are looking to install wash basins in common areas, improve ventilation, provide contactless drop-off stations for food and parcel delivery, and reconfigure seating areas to facilitate social distancing.”

According to Gan, the pandemic has changed nearly every aspect of people’s lives. From the marketing perspective, restrictions on movement and the general cautiousness about being in crowds have accelerated the shift from traditional marketing strategies based on a sales gallery to digital marketing.

“In this respect, we are in the process of strengthening our digital product marketing and promotion experience while ensuring that traditional marketing, including a safe sales gallery experience, remains central. This increasingly digital approach is also being applied to our customer service and property management activities,” says Gan.

Facilities at Parc3 will include a 50m lap pool, wading pool, children’s playground, badminton court, Jacuzzi, outdoor gymnasium, water garden, barbecue and picnic area, yoga deck, viewing pavilion, reflexology path, celebrity kitchen, business centre, dance hall and function hall.

Parc3 is 20 minutes’ drive from Kuala Lumpur city centre and near AEON Maluri, Sunway Velocity Mall, SRJK(C) Naam Kheung, SK Yaacob Latif, Wawasan Open University, Hospital Universiti Kebangsaan Malaysia, Sunway Medical Centre Velocity and the Maluri Light Rail Transit and Mass Rapid Transit stations.

The project is easily accessible via Maju Expressway, Kajang Dispersal Link Expressway, North-South Expressway, Sungai Besi Expressway, Cheras-Kajang Expressway and Middle Ring Road 2.
