- DISPOSAL OF A PIECE OF FREEHOLD INDUSTRIAL LAND HELD UNDER INDIVIDUAL TITLE GRN 99189, LOT NO. 69279, MUKIM KLANG DAERAH KLANG, NEGERI SELANGOR MEASURING APPROXIMATELY 4,047 SQUARE METRES AND A THREE STOREY FACTORY BUILDING ERECTED THEREON BEARING POSTAL ADDRESS OF NO. 50, JALAN ANGGERIK MOKARA 31/47, KOTA KEMUNING 40460 SHAH ALAM, SELANGOR DARUL EHSAN ("PROPERTY") FOR A TOTAL CASH CONSIDERATION OF RM14,200,000

We refer to your Company’s announcement dated 11 November 2020, in respect of the aforesaid matter.
In this connection, kindly furnish Bursa Securities with the following additional information for public release:-

1) In relation to the three storey factory building, the amount of lettable space.
2) It is stated in Section 2.3 of the announcement that the net book value of the Property based on the audited financial statements of Sunzen Biotech Berhad (“Sunzen”) as at 31 December 2019 is RM13,414,573. However, it is also stated in Section 2.1 of the announcement that the net book value based on the audited financial statements as at 31 December 2019 is RM12,473,041. To reconcile.
3) The particulars of any liabilities, including contingent liabilities, in relation to the Disposal which remain with Sunzen, together with the details and justification for such arrangements.
4) The particulars of any guarantees given by Sunzen to the purchaser.
5) The commencement date of the intended timeframe for utilisation of proceeds from the Disposal.

6) The description and breakdown of the working capital for which the proceeds from the Disposal will be utilised, or a negative statement thereto.
7) To make available for inspection the valuation report prepared by Laurelcap Sdn Bhd.
