IOI Properties’ Arena Residences in Warisan Puteri opens for sale; unveils Lotus’s new concept store at Arena Xchange

PUTRAJAYA (Jan 13): The first phase of Arena Residences, the latest residential development in the 206-acre Warisan Puteri in Sepang, is now open for sale, according to IOI Properties Group Bhd chief executive officer Datuk Voon Tin Yow.

In a media event on Friday (Jan 13) to unveil Lotus’s new concept store at Warisan Puteri’s first commercial component Arena Xchange, he said the freehold serviced apartment spread over 3.28 acres will comprise 866 units across four blocks with built-ups ranging from 904 to 1,001 sq ft for two- to four-bedroom apartment units.

All units will be partially furnished with a selling price starting from RM250,000. With a gross development value (GDV) of RM150 million, Arena Residences is expected to be completed in the third quarter of 2025.

Commencing registrations for Arena Residences will further underscore Warisan Puteri as a thriving self-sustainable township, Voon said.

“This fresh addition to Warisan Puteri, Sepang enhances the community living experience at our township and is in line with our mission to create innovative products and services,” he added.

Meanwhile, he also unveiled that Lotus’s new concept store has taken up eight retail shop office units, totalling over 1,000 sq m, at Arena Xchange.

The 49-unit commercial development has been fully taken up since its launch in March last year. The three- to four-storey dual frontage shop offices at Arena Xchange have built-ups ranging from 5,400 to 10,405 sq ft with a land size of 24ft by 75ft. The freehold development has a GDV of RM114 million and a selling price starting from RM2 million.

The development of Arena Xchange is now 90% completed and is anticipated to be open to the public this year.

He said the collaboration between IOI Properties and Lotus’s was possible due to both parties’ good working relationship, buyer potential in the area, and the township's strategic location.

“Apart from Lotus’s we have also facilitated the arrival of other well-known brands such as Starbucks and many more to enrich the lifestyles of surrounding communities. The presence of these brands will contribute to the vibrancy of the township, bolstering its appeal as an attractive destination for business owners and residents,” he added.

Lotus’s Malaysia president Kenneth Chua noted that the launch of Lotus’s first-of-its-kind 1,000 sq m store was significant as the supermarket expands its business plans. “Besides meeting the government’s standards for foreign participation, our research showed that customers nowadays prefer grocery shopping quickly in smaller stores that provide comparable availability, selection and convenience.”

Warisan Puteri is accessible via highways such as the Putrajaya-Cyberjaya Expressway, Maju Expressway (MEX), North-South Expressway, Central Link Highway (ELITE), Lebuhraya Damansara-Puchong (LDP) and South Klang Valley Expressway (SKVE).
