SMD’s Phase 1A of Serai Avenue fully sold

SMD Group of Companies has achieved a take-up rate of 100% and 50% for Phases 1A and 1B of Serai Avenue respectively. Phase 1C, the last phase of the shopoffice development in Kundang, Selangor, is set to be launched in the third quarter of this year (3Q2026).
The 10-acre Serai Avenue sits in the centre of Bandar Baru Kundang and is a stone’s throw from the main street, Jalan Pekan 1. It comprises 104 two- and three-storey shopoffices with built-ups ranging from 2,656 to 5,500 sq ft. The selling price starts from RM1.37 million or RM515 psf.
Thirty units in Phase 1A were launched in August 2023. These are 90% completed and should be ready by 2Q2026. Another 39 units in Phase 1B, which was launched last April, are 55% completed at the time of writing. The target completion date for this phase is mid-2027.
“Most of our buyers for the first two phases are business owners along with some investors. The encouraging take-up rate for the two phases is mainly due to the strategic location of the project, which is well connected to major highways and surrounded by established residential housing areas with ready infrastructure,” SMD founder and CEO Datuk Jeffery Tan tells City & Country in an email interview.
He highlights that the project is within walking distance of Econsave Kundang, which opened on Jan 15. It is the first hypermarket in Bandar Baru Kundang, serving not only the locals but also new housing areas nearby such as Gamuda Gardens and Taman Scientex Kundang Jaya. The 4-acre turnkey Econsave hypermart is part of Serai Avenue and the anchor tenant of the commercial hub.
Tan envisions Serai Avenue to be the new commercial pulse of Bandar Baru Kundang, hence a professional retail consultancy firm was engaged to source suitable tenants for the convenience of buyers.
On Jan 24, the developer unveiled some other key tenants for Phase 1A of Serai Avenue, including playschool and preschool operator Azzahra Kids, meatless eatery Cropitiam and the locally famous Restoran Fung Jie Ban Mee.
“Our objective is to create a dynamic tenant mix, incorporating high-quality F&B outlets and essential service-oriented businesses that are designed to meet and exceed community needs. The project’s final vision is a fully integrated commercial centre, a complete ecosystem of diverse retail and F&B offerings that provide unparalleled convenience to the community.
“Upon full completion, we envision Serai Avenue to be the dominant major commercial hub within the area that will drive significant foot traffic, ensuring robust returns and long-term viability for all our purchasers,” Tan shares.
Meanwhile, the remaining 35 units in Phase 1C of Serai Avenue are set to be launched in 3Q2026. The phase is targeted for completion in the second half of 2028.
According to Tan, the last phase will have similar built-up with the first two phases but with better visibility from the main street. The units are also located closest to the hypermarket, with ample parking bays.
Currently, the developer is working on the launch of Serai Residence 2 in Kundang. The landed residential project consists of 52 double-storey terraced houses with a gross development value of RM40 million. The soft launch is slated for year end.
