IOI Properties’ Alanis at Warisan Puteri sees good response

IOI Properties Group Bhd’s Alanis (Block C) saw a 90% take-up rate at the launch on Sept 22. After seeing a good response to Block C, the developer opened Block B for sale and Block D for pre-sales on the same day. Block A will be opened for sale at a later date. The serviced apartment project comprises four 32 to 35-storey towers with a total of 1,255 units. Block B offers 241 units while Block C offers 402 units.

Occupying a 6.9-acre freehold parcel at Warisan Puteri — a 260-acre township in Kota Warisan, Sepang, Selangor — the project has a gross development value of RM412 million.

IOI Properties Group chief sales and marketing officer Jason Tie said in a Sept 18 press release that now is the best time to buy a home — at a low entry point with all sorts of freebies offered to buyers.

The layouts at Alanis, he said, cater for different customer groups ranging from first-time homebuyers, young families, large families and multi-generational families to buyers who intend to rent out their units.

Due for completion by 2022, the project offers five layouts, including dual-key and small office/home office options. Each tower will have 2- or 3-bedroom units with built-ups ranging from 441 to 926 sq ft and priced from RM227,000 or RM378 psf.

All partially furnished units will be fitted with kitchen cabinets, wardrobes in all bedrooms, ceiling fans and lights, air conditioners and a refrigerator.

According to the developer, Alanis is part of the Home Ownership Campaign 2019 (HOC), which offers added benefits, such as stamp duty exemptions on the sales and purchase and loan agreements. There will also be a 10% rebate and buyers will only need to pay an initial RM1,000 to secure a unit.

Facilities include two swimming pools, a wading pool, a gymnasium, a barbecue area, a children’s playground and a multipurpose hall. The maintenance fee is 25 sen psf per month.

The Alanis is located near amenities such as Salak Tinggi express rail link (ERL) station in Sepang, the Kuala Lumpur International Airport (KLIA), Mitsui Outlet Park KLIA, KIPMall, Xiamen University Malaysia and Universiti Sains Islam Malaysia (USIM).

In terms of connectivity, the project is easily accessible via the Putrajaya-Cyberjaya Expressway, Kajang Dispersal Link Expressway, Damansara-Puchong Expressway, North-South Expressway Central Link and KLIA Expressway.
