Streetscapes: Stable outlook for shoplots in Bukit Rimau commercial area

The two rows of shoplots along Jalan Sungai Burung Y 32/Y and Jalan Sungai Burung Z 32/Z in Bukit Rimau, Shah Alam, are known for their strategic location as they are adjacent to AEON BiG Bukit Rimau.

The shoplots along Jalan Sungai Burung Z 32/Z have high visibility because they face the main road, Persiaran Sungai Selangor. It connects to Persiaran Anggerik Vanilla, which is the road that leads to Kota Kemuning.

Opposite Jalan Sungai Burung Y 32/Y is a high-rise residential development known as Geo Bukit Rimau by Knox Group of Companies. The units were completed and handed over last year.

The shoplots in Jalan Sungai Burung Y 32/Y and Jalan Sungai Burung Z 32/Z may not be as busy as those in Kota Kemuning town centre, but they have their own charm and attractions.

On Saturday mornings, Winnie is often seen at Nasi Kandar Al-Sahi Restaurant having a late breakfast with her father. After that, she might head to AEON BiG to do some grocery shopping.

“My father and I love the mutton curry there. I personally feel it is the best. Also, I can go to AEON BiG just by crossing the street. It is very convenient!” she says.

Meanwhile, Tan Li En is a frequent patron of Restoran Xing Kong Sai. Its signature dish is the steamed chicken.

“My mother and I call it Kong Sai Zai … probably because the shop is quite small. But it is always kept clean and the food is good. Other than the steamed chicken, the pork intestine pepper soup is superb as well,” she comments.

Other businesses there include pharmacies, clinics, salons, beauty and wellness shops, small enterprises and other eateries. “I sometimes prefer coming here for a bite to eat because it is

quieter and the traffic is not as busy as that in Kota Kemuning,” says Tan.

According to Metro Homes Realty Bhd executive director See Kok Loong, there were several transactions for shoplots along Jalan Sungai Burung Z 32/Z in 2017 and 2018. A 3,000 sq ft shoplot is currently valued at RM1.5 million to RM2 million. The rent for units on the ground floor is about RM3,000 to RM4,000 a month while on the first floor, it is RM1,200.

There have been no transactions for shoplots in Jalan Sungai Burung Y 32/Y since 2014. The rent for units on the ground floor is RM3,000 a month, and for the first floor, RM1,000.

These two streets are located in the only commercial area in Bukit Rimau. But the shops here only do average business “as it is too close to Kota Kemuning and many people tend to go there. The only plus point is that AEON BiG is here,” See says.

Moving forward, he expects the market to remain stable as most of the tenants of the shoplots have been there for years. Apart from that, there is still some undeveloped commercial land in Bukit Rimau.

Established in 1996 and developed by Malton Bhd, the township drew a lot of attention back then because the only connection to the Shah Alam Expressway was through Kota Kemuning. Meanwhile, there were some disagreements over the connectivity with Gamuda Land, the developer of Kota Kemuning, says See.

The shoplots were launched in 2009 and handed over to buyers in 2011.
