IJM Land Bhd’s Rimbun Jasmine development in its Seremban 2 township in Negeri Sembilan has achieved a 100% take-up rate since it was launched in

October last year.

“Rimbun Jasmine is a low-density residential area that provides an easy-going and tranquil lifestyle. The project embodies the serene environment of Seremban 2’s design through its façade, which is amplified by the spacious roads and greenery imbued across the development,” says IJM Land senior general manager (central region) Datuk Hoo Kim See in an email.

Rimbun Jasmine, which sits on an 11.2-acre freehold parcel in the 3,800-acre Seremban 2, comprises 129 two-storey link houses with a gross development value (GDV) of RM72.2 million. Slated for completion in 2022, the units will come in 4-bedroom and 3-bathroom layouts with built-ups of 1,932 to 2,138 sq ft. Selling prices start at RM480,000.

According to the developer, homes at Rimbun Jasmine will have a north-south orientation and a wide gate entrance. The units will offer flexibility in design and layout, allowing buyers to easily convert a room into a home office.

“The target market is mainly low-middle-income buyers, including young couples, small families and first-time homeowners. This project has also attracted investors as these houses are expected to see a capital appreciation of 10% to 15% when completed in 2022,” says Hoo.

The gated and guarded neighbourhood will offer a single point of entry and residents will have easy access to facilities such as the 15-acre City Lake Park and 30-acre Hill Park, as well as the 34-acre sports complex in the Seremban 2 township. The monthly maintenance fee will range from RM100 to RM150.

The neighbourhood is easily accessed via the Kajang-Seremban Highway and North-South Expressway. The Kuala Lumpur city centre, Kuala Lumpur International Airport (KLIA), Putrajaya and Cyberjaya are only a 30- to 45-minute drive from Seremban 2. A toll-free road directly connects the township to KLIA and klia2.

Hoo believes it is crucial to digitise the group’s consultative process and communication framework with potential and existing homebuyers, such as providing a virtual reality experience for them to view show units. “In addition, we rely on getting the right local property agents to market our new projects to their database. Advertising efforts on our project site hoardings as well as local advertising in community newsletters for existing homebuyers are important for us to spread awareness of projects in Seremban 2,” he says.

Seremban 2 comprises residential, commercial and industrial components with a total GDV of RM4.7 million. The township is 80% completed and has over 13,000 homes with more than 62,000 residents.
