Melati Ehsan to officially launch Meridian in Kluang on Feb 21

Melati Ehsan Holdings Bhd is set to officially launch Meridian in Taman Kluang Barat in Kluang, Johor on Feb 21. The project was soft-launched last April and has achieved a take-up rate of 40% to date.

Despite the current market conditions, the developer is optimistic that the demand for affordably priced landed properties of good quality at strategic locations will remain resilient. “Hence, we are confident of achieving minimum sales of 60% for Meridian after its official launch,” says group executive director Leong Chee Kian in an email interview with City & Country.

According to the developer, the word “meridian” refers to the highest point of success and greatest prosperity that one can achieve and is an imaginary line between the North Pole and South Pole.

Meridian occupies 20 acres of freehold land and has a gross development value of RM100 million. It will comprise 86 two-storey semi-detached houses (Type A, 42ft by 90ft) in Precinct 1, 20 two-storey semidees (Type B, 32ft by 90ft) and 16 two-storey cluster homes (32ft by 75ft) in Precinct 2, and 35 two-storey terraced homes (24ft by 65ft) in Precinct 3.

The project will have three entrances. “Precinct 1 will be gated and guarded with individual titles, while the remaining houses in Precincts 2 and 3 will only be gated. The monthly security charge for residents in Precinct 1 is free for the first two years and thereafter at RM150 per month, while the rest of the houses in other precincts will not be charged any fees,” says Leong.

These low-density homes at Meridian, he explains, have a modern contemporary design that focuses on open-plan layouts with spacious living and dining spaces, as well as wide windows that allow natural light to illuminate the interior. “As such, they are suitable for owner-occupiers, including multi-generational and young families, families with or without children as well as upgraders.”

Priced from RM486,500, the houses come in 4 or 4+1-bedroom and 4- or 5-en-suite bathroom layouts, with built-ups ranging from 2,320 to 3,578 sq ft. All units will have a bedroom located on the ground floor, which will be suitable for elderly household members. The project is included in Maybank’s HouzKEY programme and is expected to be completed in 2022.

“We have reserved 20% of the units as bumi lots. Any unsold bumi lots will eventually be released for sale to non-bumis,” says Leong.

Meridian is within walking distance to the Kluang Sports Club, which has a 50m Olympic-sized swimming pool and children’s pool. “All residents will [be given] a three-year free membership to access the sports club while the membership fee after that will be determined at a later date,” says Leong.

Other amenities nearby include Seri Jubli International School, SK Sri Taman Kluang Barat, SMK Taman Kluang Barat, SJK(C) Chiau Min, Kluang Parade, Johor Maternity Specialist Centre, KPJ Kluang Specialist Hospital and Kluang Country Club. In terms of connectivity, the development is easily accessible via the North-South Expressway, Jalan Batu Pahat, Jalan Kota Tinggi-Kluang, Jalan Kluang and Jalan Mersing.

Leong says the Kluang KTM station is located within a 5km radius of Meridian. The station, which is part of the Gemas-Johor Baru Electrified Double Track Project (EDTP), is among 11 intermediate KTM Southern Line stations that will be upgraded with modern design and facilities. As such, the developer foresees residents living nearby able to commute daily to Johor Baru for work.

The EDTP project, which runs from Gemas in Negeri Sembilan to Johor Baru Sentral, involves the construction of 197km of electrified double tracks and is expected to cater for at least 22 services daily involving KTM ETS, KTM Intercity and shuttle train services when completed in 2022.

Moving forward, Melati Ehsan will continue to focus on the affordable housing segment and launch the right products in the right locations that cater for market demand. “We will leverage on our healthy balance sheet to pursue new projects, investments, joint ventures and acquisitions of strategically located landbank that meet the group’s business objectives. Our cash-flow position and low gearing shall place us in a good position to seize potential opportunities,” says Leong.

“We foresee lower availability of new construction jobs in the local market and a more competitive tender environment. Hence, Melati Ehsan plans to focus on the execution and timely completion of its existing order book. The management team has exercised great prudence and extra caution in managing the group’s financial matters and construction operations. Effective cash and financial management were the immediate response in dealing with these challenges,” he adds.

Meanwhile, Melati Ehsan has an upcoming project in Kelana Jaya — a 16.37-acre mixed development, which will comprise residential and commercial components and be launched over five phases. The developer plans to launch Phase 1, which will comprise serviced apartments, in 2H2021. Other information is yet to be firmed up.
