S P Setia all set for Glades of Westlake launch

S P Setia Bhd is launching Glades of Westlake, an 11.29-acre phase at Setia Eco Glades in Cyberjaya, on the weekend of March 20.

According to divisional general manager Goh Tzen Sernz, the RM150 million premium residential development will offer 42 semi-detached homes (lot size: 41ft by 85ft; built-up: 2,950 sq ft) and 18 bungalows (lot size: 59ft by 85ft; built-up: 4,050 sq ft). Prices start from RM1.9 million for the semidees and RM3.2 million for the bungalows. Inspired by the Hangzhou design concept, houses in Glades of Westlake are conceptualised as homes nestled within a garden.

“Being a low-density neighbourhood with a strategic location and spacious homes, Glades of Westlake is set to capture the interest of upgraders with multigenerational families from the surrounding suburbs of Puchong, Subang, Bukit Jalil, Seri Kembangan, Petaling Jaya and Dengkil, who are looking for landed homes in a quiet neighbourhood away from the city,” says Goh.

“Our new collection of semidees and bungalows will offer options for more landed housing, not just in Setia Eco Glades but also around Cyberjaya. These spacious units will be uniquely different with their modern-oriental concept, which is not commonly seen in residential developments in the area.”

Generous space for families

The semidees will have four bedrooms and four bathrooms, while the bungalows will have five bedrooms and five bathrooms.

Goh says the homes are ideal for larger families with more than one generation living under one roof. Each unit will come with a smart digital lock at the main door and smart home infrastructure for future upgrading.

The car porch of the semidees and bungalows will be able to accommodate up to six and eight cars each respectively. Residents with electric vehicles will be able to charge them at their own porch.

“The ‘ready to move in’ homes will require minimal renovation. Owners may still choose to refurbish the units, especially with the open-plan concept on the ground floor for both the semidees and bungalows,” he says.

“Taking safety and ergonomic requirements into consideration, each unit will also have an elderly and disabled-friendly bathroom on the ground floor. Designed with sustainability in mind, green sustainable systems such as rainwater harvesting and solar hot water systems will be installed in each home.”

Glades of Westlake will be a gated-and-guarded community, with 24-hour security and perimeter CCTV surveillance cameras. The homes will also come with 12 months of free high-speed internet service of up to 1Gbps.

The development is one of the last two phases at Setia Eco Glades. In general, the occupancy rate for Setia Eco Glades is 85% for completed parcels. Goh observes that as more people realise that the home is their sanctuary in the midst of the pandemic, there has been a rise in upgraders looking for spacious houses with a good environment, resulting in the township’s previous launches being fully taken up.

“Buyers are now looking for a home with more space to not only work or study, but also be entertained while staying at home. The pandemic situation has also seen Malaysians wanting more separate rooms and personal space to safely distance themselves from their family members when needed,” he says.

“With this new launch, we anticipate a good response and we encourage more upgraders and young families to move into the township, which is crucial to support the population growth in Cyberjaya in general and to create demand for the upcoming commercial hub.”

Glades of Westlake sees the continuity of Setia Eco Glades’ greenery and nature concept, as the Hangzhou design features green areas and landscape. The development will take elements from two iconic Unesco World Heritage sites — West Lake and Grand Canal in China with their bridges, lakes and gardens — for the design of its landscape.

This phase will have a 3.7-acre green area as well as oriental garden settings in every corner to create a serene living environment. There will be four entrances — Spring, Summer, Autumn and Winter Gates — to the main garden.

The main garden will have recreational and communal spaces, and feature the only koi pond in Setia Eco Glades, named the Circle of Life; an arched Moon Bridge overlooking a lotus pond; pocket gardens; oriental tea pavilions; and a children’s playground.

Residents at Glades of Westlake will also get to enjoy the facilities at Hammock Clubhouse, which includes a swimming pool, wading pool, playground, gym, half basketball court and communal spaces.

Setia Eco Glades

First launched in 2012, Setia Eco Glades has a total land area of 268 acres. The freehold township has eight phases, offering residential and commercial properties, which are scheduled to be completed by 2024.

The township is connected to major highways such as Maju Expressway, North-South Expressway Central Link, Lebuhraya Damansara-Puchong and South Klang Valley Expressway. It is also located close to various government and private schools, hospitals and shopping malls.

The nearby 400-acre Cyberjaya Lake Gardens houses sports facilities such as a golf driving range, paintball facilities, badminton hall, squash court and tennis court.

Goh says 80% of the township has been developed and the remaining 20%, or 43.01 acres of undeveloped land bank, will see three residential projects and one commercial project.

“We have plans to launch our Phase G7 Isle of Fantasia landed homes and the commercial hub by 2022. Inspired by the success of the D’Network commercial hub in Setia Eco Park [in Shah Alam], we are planning to create a self-sustaining commercial hub that will be able to meet the daily needs of the community and be a great place for networking for all generations of people,” he adds.
