Streetscapes: Bustling commercial area in Wangsa Maju draws the crowd

Developed by Landmarks Bhd in 2005 and 2006, Jalan Wangsa Delima 10, 11, 12 and 13 form a small commercial area — located between Wangsa Walk Mall and AEON BiG — in Wangsa Maju, Kuala Lumpur, says Metro Homes Realty Bhd executive director See Kok Loong.

See says these streets have a mix of 3- and 4-storey shopoffices. “The ground floors are occupied by businesses such as F&B outlets, banks, convenience stores, stationery shops, pet shops, hardware stores, clinics, hair salons, a telecommunications service provider, a college, a digital printing shop and a hair removal service provider, while the first, second and third floors are occupied by offices or businesses that do not require a shopfront.”

Outlets there include Hailam Kopitiam, NZ Curry House, Advanco, Dasein Academy of Art, TM Point, Maybank, Klinik Mediviron, Bubble Gum Wax, Nieza Salon, RoyaleMart, Restoran Temerloh Catering, Restoran Orient House, Hannan Medispa, Klinik Pergigian Kal and Catzonia.

Chong, who lives nearby, is a frequent customer at Hailam Kopitiam. The corner-lot restaurant offers a wide range of Hainanese, Chinese, Malay and Western cuisine. “This is one of my go-to places during lunch hour and I always opt for their Nasi Lemak with Rendang Chicken. The aromatic rice, which comes with sambal and tender chicken pieces, is simply satisfying,” he says.

Other popular dishes include Hailam mee, chicken wonton soup, chicken porridge with half-boiled egg and spaghetti carbonara.

According to See, transaction data shows that the shopoffices with built-ups of 1,517 to 3,541 sq ft in Jalan Wangsa Delima 10 were sold for RM800,000 to RM4.15 million in 2018, while those with built-ups of 1,487 to 1,755 sq ft in Jalan Wangsa Delima 11 were transacted at RM255,888 to RM400,000 in 2019. “As for the 1,561 and 1,755 sq ft shopoffices in Jalan Wangsa Delima 12, they were transacted at RM250,000, RM350,000, RM500,000 and RM1.5 million for the third, second, first and ground floors respectively in 2020. Meanwhile, a 3-storey shopoffice with a built-up of 1,561 sq ft in Jalan Wangsa Delima 13 was sold for RM1.03 million in 2020.

“In terms of rent, the ground floor units can bring in RM5,500 to RM6,000 per month, while the first, second and third floors can obtain RM1,500 to RM3,000 per month. These translate into yields of 4.5% to 5% per annum,” he adds.

Amenities nearby include AEON Alpha Angle, Giant Hypermarket, SK Wangsa Maju Seksyen 1, Hospital Wanita dan Kanak-Kanak Naluri and Fairview International School. Transport hubs within a 2.7km radius include the Sri Rampai, Wangsa Maju and Setiawangsa LRT stations.

The area is easily accessible via the Middle Ring Road 2, Ampang-Kuala Lumpur Elevated Highway and Duta-Ulu Kelang Expressway. It will also be linked to the Setiawangsa-Pantai Expressway (DUKE 3), which is under construction.

See highlights that one of the main problems in the area is a lack of parking space, especially during peak hours. This has led to cars being double-parked, blocking other drivers and causing traffic congestion.

Nonetheless, he foresees good prospects for the area as new shopoffices are unlikely to be built in Wangsa Maju because any available land would be set aside for high-rise developments. “The area is well planned with various amenities and easy access to public transport,” he says, advising investors to grab a unit if it becomes available and if the price is right.
