MKH to launch TR2 Residence in 3Q

MKH Bhd plans to launch TR2 Residence @ Jalan Tun Razak in 3Q2021, after receiving overwhelming response for TR Residence @ Jalan Tun Razak.

According to deputy property director Datuk Kenneth Chen, TR2 Residence has a gross development value of RM715.2 million and is a transit-oriented development (TOD) connected to the Titiwangsa LRT, monorail and upcoming MRT interchange stations. It is also near a Rapid KL Bus Station.

Sitting on 3.01 acres, it comprises 918 apartment units — 455 units in the 45-storey Block A and 463 units in the 46-storey Block B. Built-ups range from 667 sq ft (two bedrooms and two bathrooms), 807 sq ft (three bedrooms and two bathrooms), 

840 sq ft (three bedrooms and two bathrooms), 883 sq ft (three bedrooms and two bathrooms) to 904 sq ft (three bedrooms and two bathrooms).

The units are being sold from RM438,600 onwards or from RM606 psf. There will also be a retail component of 120,835 sq ft on the ground floor, Level 1 and Level 2.

“It is one of the most connected TOD developments, with seamless connectivity to three transit lines, namely the MRT, Monorail and LRT. It is also strategically located within the Kuala Lumpur city centre and accessible via a broad network of roads,” Chen says.

“While the current pandemic means more people are avoiding public transport, we believe it (TR2 Residence) remains a very attractive proposition for post-pandemic living as many value the extra time gained from not being caught in traffic. With our affordable property development located just minutes away from various public transport options, it offers convenient transit to downtown KL without having to keep your eyes on the road.”

He adds that MKH has been receiving “very enthusiastic response” for the second project, which further strengthens its view of the development’s strategic location and offering.

Facilities at TR2 Residence include an infinity swimming pool, wading pool, Jacuzzi, aqua gymnasium, walking path, jogging trail, outdoor fitness station, squash room, sauna room, reading room, resting courtyard, multipurpose hall, barbecue terrace, exercise platform terrace, playground, herbs garden and pavilion.

Sitting on 1.5 acres, TR Residence  on Jalan Pekeliling Lama is MKH’s first project in the area. It offers 642 units measuring 850 to 1,690 sq ft in a 36-storey block. The units were launched from RM544,000 in 2017. There are also four penthouses with a built-up of 1,690 sq ft each. On the ground floor, there will be 12 retail units (built-up: 1,238 to 3,304 sq ft). More than 90% of the units have been sold, and are being prepared for handover to buyers.

Both developments are located just 4.5km from the Kuala Lumpur city centre and is near the Hospital Kuala Lumpur, National Heart Institute, National Library and Istana Budaya. Together with the public transport network, Chen believes that both projects will be able to “enhance the surrounding commercial areas”.

“TR2 Residence comes with a sky work deck and retail component, which can create a new wave of business activity. It provides opportunities for self-sustainability of residents’ daily needs,” he says.
