First subphase of Ara Serviced Residence @ Myra Impian Phase 1 set for launch

Myra by OIB (Oriental Interest Bhd) is launching the first subphase of Phase 1 of Ara Serviced Residence @ Myra Impian in Nilai, Negeri Sembilan, on Sept 27.  In a virtual interview with City & Country, head of marketing and branding Ken Goh explains that the development is centred around an owner-occupied concept intended for the working community in Nilai and surrounding areas such as Bandar Baru Salak Tinggi, Bandar Seri Putra and Bangi.

“Many of the high-rises nowadays are too small and impractical for family occupants. As such, units at Ara Serviced Residence @ Myra Impian are designed with optimised layouts that are suitable for the middle-income group, including small and multigenerational families, young working professionals, families with elderly, people with disabilities and occupiers-cum-investors,” says Goh.

According to the developer, “Ara” was derived from Pokok Ara (fig tree), a type of tropical tree from the Moraceae family found in forests and flower gardens in Malaysia.

“We all have dreams we aspire to achieve and often, they take a firm hold on our hearts and it is what shapes the foundation of who we are today. Hence, the name Ara was the perfect fit — its firm roots penetrate the ground and freely grow in its surroundings, symbolising the strong foundation of the development and every individual’s dream,” says OIB general manager for sales, marketing and business development Wendy Lim.

Occupying a 3.46-acre freehold parcel, Ara Serviced Residence @ Myra Impian has a gross development value of RM203.7 million and will comprise two 26-storey towers with a total of 546 residential units. It will also have seven retail shops.

The project will be launched in two subphases, with the first subphase on Sept 27 and the second on a later date. The first subphase comprises 273 units and is expected to be completed in 2024. The 2-, 3- or 4-bedroom units will have built-ups of 753 to 1,884 sq ft and selling prices starting from RM279,720.

Goh says Ara Serviced Residence @ Myra Impian offers a variety of units targeted at different demographics and needs with practicality being its main element. Hence, there will be six layouts that cater for various groups of buyers.

Type A and B units (1,055 and 915 sq ft) are suitable for young and growing families — the bedrooms are large and functionally shaped — while the Type C units (893 sq ft) are designed for working professionals, with a spacious master bedroom to fit in a wardrobe or working area, as well as a bathroom that comes with a bathtub. “We have also added a sizeable entertainment area and enclosable kitchen area for residents to have their loved ones over,” he says.

The Type D units (753 sq ft) are dual-key. “They come with a core unit for a small family, as well as a studio unit along with a kitchen, living area and bathroom, which can be rented out,” he adds.

Goh says the Type E units (1,884 sq ft) are ideal for multigenerational families or those living with elderly parents. “The master bedroom is located on one wing of the unit, affording full privacy and sparing no luxury, while giving an alternative master bedroom closer to the other bedrooms at the other end. The layout also offers a living area for entertaining and a family area, thus offering privacy to the other family members when guests are around.”

The Type F units (1,044 sq ft) cater for people with disabilities. There will be a ramp for residents to enter the units, and the living and bedroom areas are spacious with 1m wide doorways to allow easy access for wheelchairs. The bathroom is also elderly and wheelchair-friendly, with a ramp provided, as well as handrails for support and wide sinks for stability. These units will come with parking bays in front of them, which will provide greater convenience to the residents.

Lim notes that the project is priced affordably, at 14% lower than the surrounding high-rises. “This allows for greater room for growth in capital gain and it is something that we intend to pass on, especially to our buyers.

“With the future development plans for Myra Impian as well as the plans that the government has for Nilai to be a part of the Malaysia Vision Valley 2.0, homebuyers will see appreciation for their homes much sooner, as the property market is expected to recover in the next two to three years.”

Ara Serviced Residence @ Myra Impian will have a 0.31-acre deck on the podium, offering facilities such as a 25m swimming pool, multipurpose lawn, children’s playground, indoor gymnasium, surau, games room, barbecue area, cabanas and co-working spaces. “We are looking at a monthly maintenance fee of 25 to 30 sen psf,” she says.

Sprawled across 20.2 acres, the gated and guarded Myra Impian consists of five phases. The township is near Nilai University, INTI International University, Nilai Medical Centre and the Nilai and Batang Benar KTM stations. It is also easily accessible via the North-South Expressway, Kajang-Seremban Highway and KLIA Expressway.
