Further announcement pertaining to Disposal of One (1) Unit of Factory bearing postal address of Lot. 2579, Lorong Perusahaan 10, Prai Industrial Estate, 13600 Prai, in Daerah Seberang Perai Tengah, Negeri Pulau Pinang, by YLI's wholly-owned subsidiary, Yew Lean Foundry & Co. Sdn. Bhd. to Hong Kuan Metals Recycle Sdn. Bhd. for RM18,000,000.00

We refer to your Company’s announcement dated 17 September 2025 in respect of the aforesaid matter.

In this connection, kindly furnish Bursa Securities with the following additional information for public release:-

1. the original cost and date of investment for the land and building.

2. basis of arriving at the disposal consideration of RM18 million (other than on a willing buyer willing seller basis).

3. justifications for the disposal consideration of RM18 million, including justifications for the premium of RM4 million above the market value.

4. to breakdown the intended utilisation of RM18 million allocated for working capital and to provide detailed explanatory note for each item.

5. the effect of the Proposed Disposal on the earnings per share for FYE 31 March 2026.

6. the proforma effect of the Proposed Disposal on the gearing of YLI for FYE 31 March 2025.

7. as the Property is currently used for storage and office purposes, to state the effect of the Proposed Disposal on YLI’s operations.

8. the approximate age and built-up area of the building.

9. with regard to the land, to state the expiry date of the lease.

10. the net book value for the land and building based on the latest audited financial statements.

11. the time and place where the Valuation Report may be inspected.
