The Board of Directors of GBGAQRS wishes to announce that GBG Development Sdn Bhd (formerly known as Grand Meridian Development Sdn Bhd) (“GBGDV” or “Developer”) [Registration No. 200901040843 (883991-X)], a wholly-owned subsidiary of GBG Property Sdn Bhd (“GBGPSB”) [Registration No. 200301014431 (616851-T)], which in turn is a wholly-owned subsidiary of the Company, has on 3 December 2025 entered into a Joint Venture Agreement (“JVA”) with Rising Charm Sdn Bhd (“RCSB” or “Landowner”) [Registration No. 201201036497 (1020979-D)], 

to jointly develop a piece of land held under the following:

1. Geran 323671, Lot 41324, Pekan Kampung Sungai Tangkas, Daerah Ulu Langat, Negeri Selangor measuring approximately 8,833 square meters;
2. Geran 323672, Lot 41329, Pekan Kampung Sungai Tangkas, Daerah Ulu Langat, Negeri Selangor measuring approximately 3,626 square meters; and
3. Geran 323677, Lot 41328, Pekan Kampung Sungai Tangkas, Daerah Ulu Langat, Negeri Selangor measuring approximately 19,612 square meters,

(collectively known as “Project Land”);

for a proposed commercial development within the Land. comprising of residential, commercial and retail components (“Components”) with all other ancillary amenities, common facilities, utilities, and supporting infrastructures necessary (“Proposed Joint Venture”).
