Pursuant to Rule 10.08(1) of the ACE Market Listing Requirements of Bursa Malaysia Securities Berhad, the Board of Directors of YLPG wishes to announce that Yew Lee Pacific Holding Sdn. Bhd. (“YLPH” or “the Vendor”), a wholly-owned subsidiary of the Company, had on 16 December 2025 entered into two (2) Sale and Purchase Agreements (“Agreements”) with Datuk Ang Lee Leong (“Datuk Ang” or “the Purchaser”) to dispose the following properties: -

1. one (1) unit of double storey shop known as No. 17, Jalan Bijih Timah, 30000 Ipoh, Perak held under Geran 18173 Lot 700N Bandar Ipoh (U) Daerah Kinta Negeri Perak (“Property 1”); and

2. one (1) unit of double storey shop known as No. 48, Jalan Pasar (Bandar Lama) 30000 Ipoh, Perak held under Geran 22281 Lot 701U Bandar Ipoh (U) Daerah Kinta Negeri Perak (“Property 2”).

for a total cash consideration of Ringgit Malaysia One Million and Seven Hundred Thousand (RM1,700,000.00) only (“Sale Consideration”) (“Proposed Disposal”).
