-PROPOSED DISPOSAL BY MAGNITUDE RESOURCES SDN. BHD. ("MRSB"), A WHOLLY-OWNED SUBSIDIARY OF INGENIEUR, OF A SINGLE STOREY DETACHED FACTORY WITH TWO STOREY OFFICE ERECTED THEREON LOCATED WITHIN PUSAT PERDAGANGAN NILAI IMPIAN, SEREMBAN, NEGERI SEMBILAN, MALAYSIA FOR A TOTAL CASH CONSIDERATION OF RM22.0 MILLION ("PROPOSED NILAI PROPERTY DISPOSAL")

We refer to the Company’s announcement dated 5 January 2026 in respect of the aforesaid matter.

In this connection, kindly furnish Bursa Securities with the following additional information for public release:-

1) to state the approximate age of the factory and office;

2) to state the basis of arriving at / determining the disposal consideration of RM22 million;

3) to state the justifications for the disposal consideration of RM22 million;

4) to elaborate briefly on “prevailing market conditions” and “the strategic location of the Subject Property”; and

5) to breakdown the intended utilisation of RM22 million and to include explanatory note for each item and timeframe for full utilisation.
