PROPOSED ACQUISITION OF VACANT LAND FROM GRAND FOCUS SDN. BHD. BY MTAG LAND SDN. BHD., A WHOLLY-OWNED SUBSIDIARY OF MTAG GROUP BERHAD ("THE COMPANY" OR "MTAG").
Query Letter Contents 
 We refer to your Company’s announcement dated 30 January 2026 in respect of the aforesaid matter (“Announcement”). In this connection, kindly furnish Bursa Securities with the following additional information for public release:- 
 1.
 
 To direct and/or indirect shareholdings of the directors of GHSB in GHSB.
 
 2.
 
 Net book value of the Subject Property based on GFSB’ latest audited financial statements.
 
 3.
 
 Method of valuation carried out on the Subject Property by the Independent Valuer.
 
 4.
 
 A statement on whether the Proposed Acquisition is subject to shareholders and the relevant government authorities approval.
 
 5.
 
 The estimated time frame for submission of the application to such authorities, if applicable.

Reference is made to the Company's announcement dated 30 January 2026 in respect of the Proposed Acquisition of Vacant Land from Grand Focus Sdn. Bhd. ("GFSB" or the "Vendor") by MTAG Land Sdn. Bhd. ("MLSB" or the "Purchaser"), a wholly-owned subsidiary of the Company, the Board of Directors of the Company is pleased to furnish the additonal information raised by Bursa Malaysia Securities Berhad ("Bursa") as per their query letter dated 4 February 2026 and further additional information requested by Bursa on 5 February 2026 pertaining to rationale that relates to the land acquisition where is conditional to the en bloc land, the details as per the attachment.
