- DISPOSAL OF A PORTION OF FREEHOLD LAND HELD UNDER TITLE NO. HAKMILIK GERAN 67225, LOT 8072, MEASURING 60.1 ACRES TO LB ADVANCED MATERIAL ASIA SDN. BHD. FOR RM117,808,020

We refer to the Company’s announcement dated 11 March 2026 in respect of the aforesaid matter.

In this connection, kindly furnish Bursa Securities with the following additional information for public release:-

1) original cost and date of investment by ANNJOO in the Development Land;

2) information on the Development Land as per Part C of Appendix 10A of the Main Market Listing Requirements;

3) the names of LB Advanced Material Asia Sdn Bhd’s (“LB”) substantial shareholders together with their respective direct and/or indirect shareholdings;

4) particulars of –

a) any liabilities, including contingent liabilities, in relation to the disposal which remain with ANNJOO; and

b) any guarantees given by ANNJOO to LB;

5) basis of arriving at or determining the consideration of either RM117,808,020 or RM45 per square foot;

6) justification for the consideration of RM117,808,020 or RM45 per square foot;

7) expected interest savings per annum from the repayment of outstanding loan;

8) breakdown of the intended utilisation of RM30.4 million for working capital; and

9) the estimated gain on disposal to ANNJOO.
