References are made to the announcements dated 19 February 2025, 1 August 2025, 18 August 2025, 26 August 2025, 18 November 2025, 31 December 2025, 30 January 2026, 13 February 2026, 8 April 2026, 14 May 2026 and 24 June 2026 in relation to the Disposal and Leaseback ("Announcements"). Unless otherwise defined, the definitions used herein shall have the same meanings as defined in the Announcements.

On behalf of the Board, TA Securities wishes to announce that MTrustee had, vide its solicitors' letter dated 8 July 2026, stated that completion of the Disposal and Leaseback took place on 8 July 2026 ("Completion Date"). Accordingly, the leaseback of the Penang Property by MPTSB from MTrustee commenced on the Completion Date for the Lease Term, pursuant to the terms and conditions of the Lease Agreement.
