The terms used herein, unless the context otherwise stated, bear the same meaning as those defined in the announcement made on 22 December 2022.

The Board of Directors of DUFU (“Board”) wishes to further inform the basis of arriving at the Purchase Price of the Property as follows:-

a)         It was the selling price fixed and offered by the Vendor, being the developer for the Property.

b)         The range of land price and building cost surveyed:-

• the land prices in Batu Kawan Industrial Park surveyed via online portal was ranging from RM60 to RM90 per square feet.
• the indicative building cost obtained via verbal communication with several contractors was ranging from RM200 to RM230 per square feet.

In lieu of the above, the Board deemed the Purchase Price is reasonable and acceptable, benchmarking the middle range of the above land price and building cost of RM75 per square feet and RM215 per square feet respectively.
