Proposed acquisition of leasehold land and building identified as two-storey retail mall and basement carpark located in Petaling Jaya, Selangor for a total purchase consideration of RM25,850,000 ("Proposed Property Acquisition")

We refer to your Company’s announcement dated 30 May 2025 in respect of the aforesaid matter.

In this connection, kindly furnish Bursa Securities with the following additional information for public release:-

1.  With regards to the Property, the approximate age of the building, the amount of lettable space, the amount of lettable space available for letting and the occupancy, and the percentage of occupancy.
2. The particulars of guarantees, if any, to be assumed by VERSATL arising from the Proposed Property Acquisition.
3. To further elaborate on the basis of arriving at the consideration of RM25.85mil including details on the valuation of similar properties in the vicinity.
4. To state the justifications for the consideration of RM25.85mil.
