also kipreit mainly focus on mall right? afaik, amazon is coming to sg, potentially aiming for Malaysia market. mall, big or small in the us suffered due the booming of Amazon. I was interested with kip but after Amazon confirm entering sg, I decided to stay sideline first.

as for axreit gearing ratio around 40%, imo it's acceptable, for my preference. <45%
if not mistaken, amfirst gearing ratio is >45% tho
