追高的短线投资者还是要做好风险管理。simepro 反弹不少了。产业会慢慢进入高峰。对长期投资者来说守着等大部份人都觉得投资产业必赚，买房必赚时减持。目前只有富裕的一小撮人买房投资。很多依然观望。股市逆向思维投资才能赚大钱。永远和90%的投资者反向投资。

simeprop之所以会被机构buy call是因为已经转型focus industrial building。证明residential已经趋近饱和，价钱不够高更是无稽之谈。和中国比当然不够高但那是畸形的经济。马来西亚房价收入比已经是世界榜上有名了。有钱人买房是因为他们有足够的能力，大部分人不是观望，而是买了一套房已经耗了他们未来35年的资金了。没有钱买

全世界的房产和马来西亚差不多。中国，香港，美国，新加坡大部分人也只有能力买一套房。房价最开始的起伏一定是一个国家最富裕的1%先带动的，之后最富裕的3%被牵动。之后才轮到有能力买几套的。当房价每年都起后就会有很多有能力买一套的被吸引在高峰买入。所以房产周期大慨15年才会到顶峰。

马来西亚有钱人多的是。T2(disposable income)超过15k 的都有12%家庭。房产是一个国家经济的火车头。只要房价反弹2-3年，很多现在没能力买的会想办法买。人性就是怕错过赚钱的机会。这和股市一样。低时大家都觉得会更低，起时大家觉得会起更高。45-55分时买入simepro 的散户肯定很少，65-75买入的散户会增多。如果有一天simepro 起到0.9,会有更多散户觉得simepro 值得买，破1块机会高。

如果大部分投资者觉得马来西亚房产值得投资时我必然卖掉部分估值太高房产。投资不能抱团，不能和大部分人待在同个方向。这2-3年我买入多套出租房产主要房产还没火热，价廉物美，租金开始反弹。买房产来住是债务，最不值得。当很多课程导师出来教大家投资房产赚钱时，切记房价趋势差不多到高峰了。

@jane 你低价买入，说什么都是对的。但以现在市场衡量，马来西亚房屋的确是已经贵了。当全世界房屋一起贵的时候并不能证明这价钱合理，只能证明是真的贵（废话）。在饱和赛道无论胜负都是不多，所以simeprop开辟/转移去工业房产才是支持升值的唯一方法（穷人谁买工厂啊，赚有钱人的钱才是王道）。

1. 离大城市数十公里人口逐年减少的新村（自住才买）
2. 交通不方便的地区
3. 离就业机会远的地区
4. 还用很多空地可用来建房产的地区（大型township 例外）
5. 廉价房产集中区
这就像投资没任何优势的股，赚钱机会迷茫
